South Pointe
The developer approached us following the completion of a full design and competitive construction tender, seeking to reduce costs significantly to align project cost with budget.
- Spacemakers completed value engineering and construction of a five building retail / commercial complex
- Originally the buildings were designed as wood exterior wall and roof construction, with nearly a full steel skeleton within the wood infill walls.
- Most of the steel structure was value engineered out of the project to achieve a bulk of the $1 million cost savings.
- Site grading and storm water piping was cost prohibitive and had unworkable slopes within parking areas. Spacemakers worked extensively with the civil engineering team to completely redesign the grading and piping plans to achieve acceptable grades and further reductions in cost.
- Due to the success of this project we have worked with the same developer on pre-development planning for numerous projects and are currently completing a large recreational facility under his control
